Your Results
The first figure gives the total monthly payment for a typical repayment mortgage, including both interest and payment towards the capital loan amount. This reduces the amount owed on the capital, month by month meaning at the end of the mortgage term the entire mortgage will be paid off.
The second figure shows the amount of interest payment only. Typically you would have a separate repayment vehicle in place when opting for an interest only mortgage because the amount borrowed will not reduce during the term of the mortgage as you are only paying the interest every month.
Some example repayment vehicles are: endowments, ISA's or a pension savings policy. For a true monthly cost you will need to add the cost of the monthly premiums of your investment vehicle to the interest figure above. On maturity the savings policy is intended to pay off the capital loan.
